The Brief

Develop a staged master plan for a cabin retreat consisting of a site layout, infrastructure plan and modular cabin concepts.


The Challenges
  • Developing a staged master plan for the 25.5-ha site.

  • Providing cabin concepts including exploration of a range of cost-effective and quality modular building solutions, able to be assembled off-site, transported and installed on-site. i.e. shipping containers, kit homes and flat packs. Building footprint layouts, schematic designs, floor plans and material selection.

  • Providing infrastructure plans including glamping tents, central food pavilion, productive garden and a landscape plan. Small scale off-grid energy solution with pre-feasibility study (e.g. microgrid, solar and battery storage, pumped hydro). Accessibility plan for roads, walking trails, duckboards, jetties, decking connections, ramps, handrails and stope points. Centralised amenities (ablutions block, mess hall). Custom designed container house for caretaker’s residence Lemon/olive orchard, micro distillery and a caravan storage shed. Civil works (including drainage, sewer, and power) and carparking.

  • Undertaking an aerial survey and digital model providing processed data delivered within two weeks. CAD files of high-level contours, existing features and locations

  • Outlining a roadmap of stages and milestones.

  • Providing an initial cost plan.

  • Recommending key consultants including project management, bushfire management, cultural heritage, biodiversity assessment, geotechnical investigation and building permits.


The Outcomes

Designs were produced for six (6), forty (40) foot container cabins (suitable for couples’ accommodation), and three (3,) two (2) x forty (40) foot container cabins (suitable for family accommodation). An architectural render of the standard cabin concept was also produced.

The delivered outcomes provided the client with a clear direction for future investment. The master plan formed a robust basis for planning, permit and advertising applications to council.

 

An outline of the next stages was produced, including:

  • Building permits and approvals.

  • Contract documentation.

  • Procurement and installation plans.

  • Management of trades and builders.

  • Inspections.
